Andalucía lidera la compraventa de viviendas en España en 2025

Andalucía experienced historic growth in the sale of properties registered in the property records during the first five months of the year, with a year-on-year increase of 22.1%, two points above the national average. With a total of 59,532 properties sold during this period, the Andalusian community accounted for 19.9% of the total operations recorded in Spain, a fifth of the national total and the highest figure since 2007.

According to data from the National Institute of Statistics (INE) analyzed by the General Secretariat of Economy of the Ministry of Economy, Finance, and European Funds, property sales registered in the property records saw a year-on-year increase of 34.1% in May. This increase was driven by a rise in new property sales by 42.3% (slightly higher than the national average) and, to a lesser extent, by a 31.6% increase in second-hand property sales.

Regarding the types of properties, the sale of properties in the free market recorded a 36% increase in May and a 22.9% increase (54,890 properties) in the first five months of the year, almost two points above the national growth rate of 20.7%. Even in VPO (officially protected housing), the increase in property sales operations was slightly better than the national average both at the end of May (a 15% increase in the Andalusian market compared to 13.9% nationally) and in the cumulative total of the first five months of 2025 (with a 13.4% increase in Andalusia compared to 12.7% for the whole of Spain).

The Minister of Economy, Finance, and European Funds, Carolina España, highlighted «the excellent performance of the construction sector during the first half of 2025, which is an important parameter in measuring economic growth in a region.»

She also noted that in the first quarter of 2025, the latest available data, the Andalusian GDP increased by 0.6% compared to the previous quarter and by 3.1% year-on-year, confirming the sustained momentum seen in recent quarters and «anticipating a year of consolidation and growth for the Andalusian economy, despite all the challenges arising in the international context and particularly within the European Union.»

In line with this, the apparent consumption of cement in Andalusia in the first six months of the year increased by 8.3% year-on-year, two points above the national average of 6.5%. According to the Cement Statistics from the Ministry of Industry, in accumulated terms, cement consumption in the first half of the year reached 1,688,024 tons, the highest figure in this period since 2011, representing over a fifth (21.8%) of the national total.
