El PGOU desbloquea el desarrollo de la zona conocida como ‘Fuerte Torre del Mar’ – Avances en la planificación urbanística.

It is the area around the old dairy farm on Cipriano Maldonado Avenue, where the urban areas known as UE T-9 and UE T-11 are being organized. This modification aims to streamline the planning process, making it clearer and easier to implement.

The Deputy Mayor of Vélez-Málaga and Deputy Mayor of Torre del Mar, Jesús Pérez Atencia, along with the Urban Planning Councilor of the Vélez-Málaga City Council, Celestino Rivas, have provided information on Thursday morning regarding the unblocking of the General Urban Planning Plan (PGOU) in the area known as ‘Fuerte Torre del Mar’, which will allow the development of one of the most central and bustling areas of this town.

Atencia emphasized, «We are holding this press conference to inform about an important news for Torre del Mar. We are talking about the final approval of a change in the General Urban Planning Plan (PGOU) in the area known as ‘Fuerte de Torre del Mar’, which affects several areas of the locality.»

«It is the area around the old dairy farm on Cipriano Maldonado Avenue, where the urban areas known as UE T-9 and UE T-11 are being organized. This modification aims to streamline the planning process, making it clearer and easier to implement,» stated the councilor.

Atencia highlighted, «The Castle of Torre del Mar is better protected, as its delimitation has been revised to ensure it is well maintained and valued as part of our history. This process has gone through all necessary reviews, consulted with experts, and obtained all permits required by the Junta de Andalucía, including studies on environmental impact, health, and economic sustainability.»

In conclusion, Atencia stated, «This approval is a step forward in better organizing Torre del Mar, respecting its history, and ensuring that its growth is balanced and beneficial for everyone.»

The Urban Planning Councilor of the Vélez-Málaga City Council, Celestino Rivas, announced significant progress in the innovation project in the General Urban Planning Plan for the area of Castillo de Torre del Mar. Rivas praised the work done by the government team since taking office. «From the Urban Planning department, we have worked with great enthusiasm on this project for the past 14 months. It was initially approved by the Local Government Board in November, and since then, we have been closely monitoring the competent authorities, especially the Junta de Andalucía, as this process required several sectorial approvals,» explained Rivas.

The process has received favorable approval from key areas of the Junta de Andalucía, such as Environment, Culture, Economic Sustainability, and Land Use and Urban Planning. Rivas mentioned that, although the administrative process has taken time, it has been typical for this type of project. «All these sectorial regulations and approvals have involved an administrative process of 13-14 months. While it is a normal process, we have acted promptly to ensure that the competent authorities could give their approval,» he added.

Tomorrow, the Urban Planning Committee of the City Council will present the proposal for final approval, after receiving all necessary approvals from the Junta de Andalucía. According to the councilor, this urban modification will be a great benefit for Torre del Mar. «This project will allow the recovery of an area that, as the Deputy Mayor mentioned, is a kind of ‘black’ spot in Torre del Mar, improving access and visibility of this area,» explained Rivas. «The surroundings will be significantly enhanced, and not only that, but access to Torre del Mar will be much more beautiful and pleasant for residents and visitors.»

The plan modification includes the creation of over 8,000 square meters of green areas, approximately 2,500 square meters of roadways, and 1,200 square meters of equipment. This equipment will include the Cultural Heritage Site located in the area. «The transformation of Torre del Mar will be an improvement for the coming years and will facilitate construction permits in the area without obstacles,» affirmed Rivas. Additionally, the Torre del Mar 9 and Torre del Mar 11 execution units will undergo modifications to integrate into the urban area, facilitating the renovation of deteriorating houses.

With this project, the goal is not only to enhance the accessibility and aesthetics of the municipality but also to facilitate urban development and the recovery of areas of great heritage value in the region.
