The responsible councilor, Celestino Rivas, has highlighted the work carried out in recent months to unblock the modification of the General Urban Planning Plan (PGOU), which will allow to provide new infrastructures and facilities to this historic Torre del Mar enclave, which will entail significant improvements in terms of accessibility and visibility in the surroundings of the old dairy, on Cipriano Maldonado Avenue. The entire Municipal Corporation has supported this last procedure brought to the ordinary session by the Urban Planning Department, emphasized by the councilor of the Area as «fundamental» to «facilitate the owners of the majority of the land plot we are talking about the possibility of developing these spaces.»
The City Council of Vélez-Málaga, in an ordinary session held this Thursday, February 20, has endorsed the proposal of the Urban Planning councilor, Celestino Rivas, for the final approval of the planning instrument called Innovation PGOU «Fuerte de Torre del Mar», a motion that was essential to undertake the development of this historic location, one of the most central and busy points of the population nucleus. The protection of the so-called «Fuerte de Torre del Mar», located in the surroundings of the old dairy, on Cipriano Maldonado Avenue, has become a project of «utmost priority» for the current local Government, as emphasized by the councilor of the Area, who has highlighted in the plenary session the need to act in the conditioning and dynamization of «a strategic area of Torre del Mar», which receives a significant influx of citizens, hence the «urgent» need to unblock a project that represents «an important step forward in the organization of urban traffic and transit», which will take effect through the corresponding change in this execution area, called UE T-9 and UE T-11, in the General Urban Planning Plan (PGOU) of Vélez-Málaga.
The municipal Urban Planning officer has pointed out that the development file of the «Fuerte de Torre del Mar» area has been progressing through the established mandatory reviews and procedures, in order to preserve a referential element of the history of Torre del Mar, of unquestionable historical value, and therefore «we have worked with experts in the field to meet the requirements and details demanded by the Andalusian Government.» Environmental impact studies have been carried out, as well as studies on health and economic sustainability.
Celestino Rivas has also highlighted the work that has been carried out from Urban Planning to promote the innovation project in the PGOU, «with great enthusiasm during these 14 months», paying close attention to the communications received from the competent administrations, in the case of the Andalusian Government, which had to give the green light to different sectoral approvals. Environment, Culture, Economic Sustainability, and Territorial Planning and Urbanism are key areas that have intervened in the approval process by the highest regional authority of the initiative related to the historic location of Torre del Mar.
The Municipal Corporation has supported the implementation of a project that will allow the recovery of an area that, in some way, was considered «a black spot» in the locality, however, Rivas has pointed out that the steps taken will «significantly improve the environment in terms of access and visibility», offering residents and visitors «a more beautiful and pleasant addition to Torre del Mar.» New facilities
The support in an ordinary session of this plan includes the creation of more than 8,000 square meters of green areas, approximately 2,500 square meters of roads, and 1,200 meters of equipment. «The transformation will represent an improvement for the coming years, and will facilitate building permits in the area without impediments other than those stipulated,» highlighted Rivas, who also clarified that «the City Council will not spend a penny on what has been achieved, as the 22,000 square meters of this plot are privately owned, what we will do is make life easier for the owners to make use of that space.» In addition, the execution units indicated will undergo modifications to integrate into the urban area, which will help in the rehabilitation of homes that are currently in a state of deterioration. This project aims to improve the accessibility and aesthetics of the municipality, but also to facilitate urban development and the recovery of areas of great heritage value.
Today, the local Plenary has given the green light, with the unanimous votes of the Municipal Corporation, to launch the development project of the «Fuerte de Torre del Mar.» Special mention in this motion for the unanimous support in their speeches from the Municipal Groups. More specifically, the Deputy Mayor of Torre del Mar, Jesús Pérez Atencia, has expressed his satisfaction that it has been the current Government team that «has achieved such an important and necessary achievement for this area of Torre del Mar.»
